Common Workflow - Preparing For & Executing A Home Stage

Property Walk Through. We want to be sure we have a deep understanding of your needs and desires.

Photos and Video are captured along with notes to ensure we craft a comprehensive plan.

Formal estimate for review provided within 48-72 hours.

Client given opportunity to confirm or modify estimate and per room staging strategy.

Client signs contract, installation date is arranged and deposit is submitted.

Delivery and curation of furniture on staging day.

If requested, preview photos provided on stage day to confirm completion.

Client team to provide contingency removal update.
Staging team to schedule de-stage date.

1. Do you do owner occupant stages?
Generally, the answer is no, but we have made exceptions. Our utmost goal is to have happy clients and to provide beautiful-looking stages. It has historically been hard for us to do that with existing furniture pieces in homes and pets.

2. How much lead time do you require?
While we have done some truly last minute stages, the more lead time the better. 2-3 weeks is considered standard. This allows for coordination of all moving pieces and leaves room for shopping if the home requires a piece or two that we feel would further enhance the presentation.
3. Do you accept payments out of escrow?
For a small fee, we have done this for clients we already have a strong working relationship with.
4. How much time do I have to reschedule a staging date?
While we understand that real estate can be fluid, there are costs associated to us when dates are moved on short notice. We ask that all modifications be requested with at least a 7 day notice.

5. Are you ok with visitors or contractors on site while you stage?
In order to maximize efficiency and reduce liability, we politely ask that you vacate the home of all guests while we stage. This includes homeowners, realtors, contractors, landscapers, etc.

6. What condition should the home be in on the day of staging?
While we understand deep cleans normally follow the staging installation, we ask that homes be free of clutter and tripping hazards on staging day. .
